What We Buy
Fire-damaged single-family houses, duplexes and small multi-family across the metroplex, in any condition from smoke damage to bare slab. Open claims, settled claims, denied claims and uninsured losses. Owner-occupied, tenanted, vacant and inherited property.
Where we decline it is usually geography rather than condition. Outside the metroplex counties we are the wrong buyer and will say so rather than take the enquiry and waste your fortnight.
How the Number Is Built
The same way any honest buyer builds one, which is worth spelling out because in a market this crowded the mystique around pricing is how sellers get taken advantage of.
Value of a finished house on that lot, less what it costs to get there, less carrying cost across a realistic timeline, less margin. Texas has no transfer tax, so that line is simply absent — which is a genuine structural advantage for a Texas seller and is not something we can take credit for.
Why Do North Texas Offers Differ So Much on the Same House?
Because the biggest line is invisible. The foundation condition changes a rebuild cost substantially and nobody can see it, so buyers either establish it or guess. Those who guess price defensively, which produces a low number, or optimistically, which produces a high number they later reduce. An engineer's report removes the spread.
The Conflicts You Should Know About
We are the buyer. That is a conflict rather than a partnership, and reading this site without holding that in mind would be a mistake.
Concretely: we benefit if you accept less, if you sell rather than restore, and if you decide quickly. The pages here are written to be useful anyway, and the way to test that is to check the facts against the offices we name rather than taking our word for anything.
We are also not several things people assume. Not brokers, and we take no commission because we do not represent you at all. Not public adjusters, and we take no part of your claim. Not contractors, and we do not bid repairs. Not contract assigners — we take title in the entity that signs. And not lawyers, which matters where estate, heirship or coverage questions are involved.
When Somebody Else Should Be Buying It
This section matters more in Dallas-Fort Worth than anywhere else we work, because the buyer pool here is deep enough that we are frequently not the right answer.
A builder, where the lot supports substantially more. In the older neighbourhoods inside the loop, a builder prices the dirt against what may be built on it rather than against a replacement of what burned. They will beat us and they should.
A rehabber, where the damage is contained and the slab is sound. Restoring a repairable house is their business and they can pay closer to finished value than a buyer pricing a full rebuild.
Nobody — you should keep it. Where the slab and roof structure survived and repair sits well below finished value, restoring and listing nets more than any cash offer. Our written figure says so when that is what the arithmetic shows.
Why Tell Me Not to Sell to You?
Because in a market with a dozen buyers per property, negotiating for three weeks toward a number that was never going to work costs us more than a short email does. It is a practical calculation rather than a generous one, which should make it easier to trust the answer when it comes.
Reaching Us
Send an address through any form on this site. Before dealing with us, run the checks on our page about how to tell local cash buyers apart. They apply to us exactly as they apply to the other eleven people who have called you.
